Genesis Buildcon: What's the actual resident experience?
My lease ends in 6 months and I'm seriously looking at moving into my own place. I work in real estate, so I know the marketing spin, but buying for myself is a whole different ballgame. I'm checking out Genesis Buildcon projects in Delhi. Their brochures look great, obviously, but I'm worried about the usual stuff. How's the construction quality holding up a year or two after possession? Any issues with cracks or seepage? Also, what about the promised amenities – are they actually functional or just showpieces? And the big one: maintenance charges. Are they genuinely covering good service, or do you feel ripped off? Need honest, off-the-record opinions from actual residents. Which would you pick if you were in my shoes?

But the 'COMPLETED' status with possession date 2024-03-01 is a bit confusing for me. Does that mean it was completed *on* March 1st, or *before* that? Bhai, Genesis Buildcon ka naam sunte hi thoda darr lagta hai. RERA not applicable? Yeh toh pehla red flag hai for me, especially for a first-time buyer. Price range bhi ₹55L se ₹2.5 Cr tak hai, which is a huge spectrum. Dekho, brochures toh sabke acche hote hain, but real picture kuch aur hoti hai. We need solid proof, not just glossy pictures.
