Visited GGR Floor 25; looks good on paper, around ₹2.5 Cr for a 3BHK. But is it actually good for daily living? Amenities like the clubhouse, play areas – are they well-maintained, useful for kids? I almost booked with GGR for a different project near Badshahpur a couple of years back. Had to pull out at the last minute because of constant delays and changes in floor plans. While Floor 25 is completed, I'd still say do your due diligence. Check all documents, especially the RERA certificate and the occupancy certificate. Sometimes, builders cut corners after completion. Also, negotiate hard on the price; ₹2.5 Cr is a big investment for a first-timer.
The project looks promising, but what about the hidden costs? Maintenance charges kitne hain per sq ft? And most importantly, RWA (Resident Welfare Association) issues? My friend bought a flat near Basai and their RWA is a nightmare, always fighting with the builder.
RWA is a HUGE point, you're right. My current society near Airport Road has a really dysfunctional RWA, and trust me, it can ruin your living experience. Make sure to talk to a few existing residents, not just the sales team. Ask them directly about RWA meetings, issues, and how responsive the builder is post-possession for common area maintenance.
Maintenance charges around ₹5-6 per sq ft sunne mein aaya hai. RWA abhi naya hai, they're still setting things up. Not many major issues reported yet.
I also visited GGR Floor 25. Honestly, the flats felt spacious and well-lit. The construction quality *looked* good to me, but then again, I'm a first-time buyer so what do I know? Amenities seemed fine, especially the swimming pool area.
₹2.5 Cr for a 3BHK in a completed project? Thoda zyaada nahi lag raha? Make sure to check the actual carpet area, builders often play games with super built-up. Also, GGR ka track record past mein kuch khaas nahi raha hai, especially with delivery timelines. Just saying, be careful.
Bhai, completed hone se quality guarantee nahi hoti. Market abhi thoda slow hai, you might find better deals elsewhere. Don't rush into it just because it's ready-to-move. Builder ka reputation matter karta hai.

I visited GGR Floor 25 last month. The clubhouse is decent, but the kids' play area did seem a bit small for a project of this scale. Community vibe, from what I gathered, is mixed. Some families seemed friendly, others quite isolated. Didn't get a strong sense of a super active community. Markets are a bit of a drive, not exactly walking distance.
