Ghaziabad 3BHK: Does construction quality affect resale?
Did a site visit to Landcraft Metrohomes last weekend. I'm currently in a 2BHK in Indirapuram and thinking of upgrading to a 3BHK. Seeing a lot of projects promising amazing amenities, but I'm really concerned about construction quality. Does poor build mean higher maintenance costs and lower resale value later? Also, are those fancy clubhouses actually used or just for show, especially from an investor perspective?

From my experience, construction quality directly impacts maintenance costs. My previous landlord's flat had constant seepage issues because of poor quality, and he was always paying for repairs. That definitely lowered his rental yield and made it harder to sell later. So yes, it absolutely affects resale and your peace of mind. Don't fall for flashy amenities, focus on the basics first.
I think it also depends on what part of Ghaziabad you're looking at. Is this project near any specific locality like Afzalpur or Abhay Khand? Connectivity also plays a huge role in resale. If the construction is good but location is remote, then also problem.
Clubhouse ka toh mat hi पूछो! Most of the time they are empty ya fir sirf maintenance charge badhane ke liye hote hain. If you're thinking investor perspective, then resale value will be driven by location and basic quality, not a fancy unused clubhouse. Ghaziabad mein log practical cheezein dekhte hain. Is project ka price range kya hai?
Sahi kaha, clubhouses are overrated. I'd rather have a bigger carpet area or better build quality than a swimming pool I'll use twice a year. Price range for Landcraft Metrohomes is ₹34 L – ₹58 L. For a 3BHK in Ghaziabad, that's a decent range, but depends on the size. What's the typical size of their 3BHKs?
Bhai, construction quality is EVERYTHING! My uncle bought a flat in Ahinsa Khand 1 a few years back, builder cut corners. Now plumbing issues every other month. Resale value toh door ki baat, koi rent pe bhi nahi lena chahta. Landcraft Metrohomes ka RERA number toh check kiya hoga? UPRERAPRJ393482 hai uska, but RERA registration doesn't guarantee quality, just compliance.
Haan, RERA sirf ek starting point hai. Uske baad toh builder ki reputation aur site visits pe depend karta hai. Mere ek colleague ne Landcraft ke hi ek pichle project mein invest kiya tha, but possession mein bahut delay hua. Iska possession date kya hai by the way?
Totally agree with you! Mera friend bhi Achchheja mein ek project mein phasa hai. Drainage issues and plaster falling off walls. They are spending so much on repairs. Is Landcraft Metrohomes known for good quality or are they new in the market?
