Ghaziabad 3BHK: Hidden factors in long-term appreciation
The jump from 2BHK to 3BHK in Ghaziabad feels more complicated than just price sometimes. I'm currently in a 2BHK and planning to upgrade. Migsun Amulya (ongoing) aur Adwik Group Flora Casa (completed) dekh raha hoon. Migsun ka carpet area efficiency kaisa hai compared to Flora Casa? Kya Flora Casa ka layout space better utilize karta hai? Also, investment potential wise, 5-year appreciation ke liye which one seems better? Adwik Group ka track record kaisa raha hai delivery mein? I already have a home loan, so I want to be sure this premium is justified for a 3BHK. Koi actual experience share kar sakta hai?

This discussion is so helpful! I'm also looking in Afzalpur area, and the price difference between 2BHK and 3BHK is significant. Apart from possession and carpet area, what about maintenance charges and overall community living experience in these projects? Does that also factor into long-term appreciation?
Adwik Group Flora Casa ka track record kaisa hai? Unki delivery timely hoti hai ya woh bhi Migsun jaise delays karte hain?
U9 and U10, I agree Adwik is not perfect, but Flora Casa being completed is a huge plus point. Ongoing projects mein carpet area ka difference bahut aata hai. Builders pehle zyada dikha dete hain, but final product mein usable space kam lagta hai due to pillars or weird corners. Flora Casa mein aap physically jaakar dekh sakte ho ki kitna space hai aur woh kaise utilize kiya gaya hai. Investment wise, a completed project with immediate rental potential might be safer than a delayed one.
Adwik bhi average hi hai. Quality mein compromise hota hai sometimes.
Adwik Group ka track record Migsun se better hai, but extraordinary nahi. Flora Casa completed hai, toh at least possession ka tension nahi hai. But for appreciation, location is key. Dekho ki wahan connectivity aur infrastructure development kitna ho raha hai.
Bhai, Migsun Amulya ka possession date to February 2022 tha as per RERA, but abhi bhi 'ongoing' dikha raha hai. Yeh bahut bada red flag hai for any first-time buyer like us. I've seen builders delay projects by years, and then the maintenance starts even before you move in properly. 315 units hain, so delays affect a lot of people. Invest karne se pehle builder ka track record delivery mein bahut critically check karna chahiye, especially when they miss committed dates by so much.
U7, yeh common hai Ghaziabad mein. Builders RERA mein date daal dete hain, but construction delays, approvals mein problem, ya funds ki kami se project latak jaate hain. Abhi market mein sentiment bhi utna strong nahi hai, toh builders bhi thoda slow chal rahe hain. Migsun ke case mein, I've heard mix reviews, but delays are a consistent issue with many.
Yeh Migsun Amulya ka RERA status 'ongoing' kyon hai agar possession 2022 mein tha? Koi specific reason pata hai kya?
Sahi kaha U3! Mera ek friend ka bhi experience Migsun ke saath accha nahi raha. Unka project bhi kaafi delayed tha, aur jab finally possession mila, toh quality issues bhi the. Builders often show attractive carpet areas on paper but the actual usable space feels less due to odd layouts.
Totally relate! Main bhi 2BHK se 3BHK upgrade ka soch raha hoon, but Ghaziabad mein options bahut hain. Ahinsa Khand 1 mein bhi kuch projects dekhe hain. Migsun ka naam suna hai, but Adwik Group Flora Casa ke baare mein zyada idea nahi. Carpet area vs super area ka khel hi samajh nahi aata kabhi-kabhi.
Yaar, this 3BHK upgrade dilemma is so real! Migsun Amulya aur Flora Casa, dono ka price point apni range mein hai, but budget-conscious hone ke naate, main bhi sochta hoon ki extra paisa sirf space ke liye hai ya future appreciation bhi milegi? Carpet area efficiency toh pakka dekhna padega.
