Siddhartha Vihar kaafi dekha hai recently. We need a 3BHK for the family, kids ki schooling aur safety priority hai. Budget 90L-1.1Cr ke around. Builders like SB Group near Dujana push pre-launch offers a lot. Is it actually cheaper or just a way to get funds? Yaar, later on price difference utna nahi lagta. Construction-linked payment plan zyada safe hai na? Or does down payment give a real discount? My main concern is hidden costs. Ek relative ko possession pe maintenance, club fees ke naam pe kaafi extra pay karna pada. Ghaziabad mein kya common hidden charges hote hain jo builder batate nahi? How can an end-user avoid these surprises completely? Please share your experiences.

So Ghaziabad mein common hidden charges kya kya hote hain jo builder batate nahi? Aur sabse important, how can an end-user avoid these surprises completely? Is there a checklist ya kuch jisse hum builders se pehle hi sab clear karwa lein?
U4, common hidden charges often include: PLC (Preferred Location Charges) if not initially disclosed, IFMS (Interest Free Maintenance Security), electricity meter charges, water connection charges, club membership, parking charges (especially if it's reserved or covered), lease rent (for leasehold properties), and sometimes
Mera personal experience Ghaziabad ke Ahinsa Khand II mein hua tha. Builder ne initial quote mein parking aur electricity connection charges mention nahi kiye the. Possession ke time pe suddenly 3 lakh extra maang liye. Bolte hain 'yeh toh standard charges hain, aapko pata hona chahiye tha'. Club membership aur maintainence charges bhi over-inflated the. Bahut ladaai karni padi, but end mein thoda adjust kar ke pay karna hi pada. Itna mental stress hua, bata nahi sakta. Yeh log poori tarah se end-user ko phansa dete hain.
Yeh sun ke toh aur darr lag raha hai. Lagta hai home buying is just a trap.
U10, mere case mein bhi detailed breakup nahi tha. Sirf basic flat price aur GST. Baaki sab 'miscellaneous charges' bol ke chhod diya tha. Later on, they added charges for fire safety equipment, common area maintenance advance, society formation charges, even a 'contingency fund' for future repairs. It was a shocker. Always insist on a line-by-line breakdown of ALL possible charges in writing before booking. It's your right.
Oh no, this is exactly what I'm afraid of! Did your builder provide a detailed breakup beforehand, ya sab last minute surprise tha?
Pre-launch offers are a big red flag for me. Mere ek friend ne invest kiya tha Noida mein aise hi offer mein, project delay ho gaya, aur jab tak possession mila, prices utne badhe hi nahi jitna builder ne promise kiya tha. Builder ko bas funds chahiye hote hain early stages mein. Is it actually cheaper or just a way to get funds? Mujhe toh lagta hai bas funds uthane ka tareeka hai.
Sahi kaha. Yeh pre-launch offers sunne mein achhe lagte hain, but baad mein sirf headaches dete hain. Builder ke promises hawa mein reh jaate hain. What's your experience with such offers generally?
Exactly! Pre-launch is mostly for builders to manage their cash flow. They give a slight discount, but the risk is all yours. Project delays and quality issues are common. Better to go for RERA registered, under-construction projects jo already progress mein hain.
Totally relate to this! Siddhartha Vihar mein kaafi achhe projects hain, but yeh hidden costs ka darr hamesha rehta hai. Mera budget bhi similar hai aur main bhi family ke liye dekh raha hoon. Builders ki marketing dekh ke lagta hai sab transparent hai but andar se pata nahi kya kya niklega. Kaafi nervous hoon yaar.
Bhai, yeh hidden costs toh standard practice ho gayi hai. Builders pehle lure karte hain kam price se, phir possession ke time pe maintenance, club, parking, electricity connection charges, IDC/EDC charges ke naam pe nikalte hain. Sab ekdum se sir pe aa jaata hai. Planning bigaad jaati hai.
Same pinch! Mera bhi yahi haal hai. Builders ki baaton pe bharosa karna mushkil ho gaya hai.
