Ghaziabad 3BHK upgrade: are amenities just brochure bait?
₹1.2 crore for a 3BHK in Ghaziabad, and still builders can't deliver. I'm currently in a 2BHK and planning to upgrade, looking at places like Ambuj City. But yaar, site visits par jo dikhate hain aur brochure mein jo hota hai, after possession it's a totally different story. My friend just got possession in another society, gym ka equipment cheap, swimming pool adha bana hua, aur clubhouse toh bas naam ka hai. Construction quality bhi... bahar se theek lagta hai, but andar fittings aur seepage issues sunn raha hoon. Is the price jump for a 3BHK worth it if amenities are just for show? Maintenance charges bhi high hote hain, but service quality ka kya? Anyone faced this with Ambuj City ya other projects? Kya karna chahiye to avoid this headache?

The Ghaziabad market is tricky right now. Prices are high, but value for money is questionable. Especially for a 3BHK at ₹1.2 crore, you expect top-notch everything. My advice would be to look for ready-to-move options, even if they are slightly older. At least you can see what you're getting. Ambuj City, being a new project, has that uncertainty.
I think it's not just about the amenities, but also the overall construction quality. Seepage issues, cheap fittings... these things cost a lot to fix later. ₹1.2 crore is a huge amount to pay for something that needs immediate repairs. Ambuj City ke fittings ke baare mein kuch specific info hai kya?
Yeah, U8, I've seen this in other projects too. Builder shows one brand in the sample flat, but installs a cheaper one in your unit. You only find out after possession. It's so frustrating because you can't really check every single fitting during construction.
Oh no, that's scary, U9. Electrical issues are a big safety concern. We are already stretching our budget for the EMI, can't afford to spend more on fixing construction flaws. This is making me reconsider buying a new flat altogether.
U8, I heard from a broker ki Ambuj City mein bathroom fittings locally sourced hain, not branded as they claim. And some units had issues with the electrical wiring. This is all second-hand info, but it makes you think twice.
Yaar, this is a common issue with most builders, not just Ambuj City. They show you fancy renders and then deliver something completely different. My advice would be to talk to current residents if possible, maybe find a Facebook group for the project. That's the only way to get ground reality. Brochure par toh Amitabh Bachchan bhi apni society mein rehta hai.
That's a good tip, U5. I'm so nervous about this whole process. My parents are pushing for a bigger home, but if it comes with all these headaches, I'd rather stay in my 2BHK. High maintenance charges without proper service is a nightmare.
Haha, Amitabh Bachchan wala point mast tha! But seriously, U5 is right. I tried doing this for a project in Achchheja and found out the builder has a bad reputation for maintenance post-possession. They charge high, but nothing gets fixed.
The struggle is real! I'm also looking for a 3BHK upgrade in Ghaziabad, around Vaishali or Indirapuram. ₹1.2 crore is the new normal, but the quality is dropping. Ambuj City ke baare mein maine suna hai ki construction speed bahut slow hai. Amenities toh baad ki baat hai, pehle possession hi time pe mil jaaye. Mera friend ka project, jo Abhay Khand mein hai, 2 saal delay ho gaya.
Bhai, totally agree with you. ₹1.2 crore for a 3BHK in Ghaziabad is a huge investment, especially for first-timers like us. My biggest fear is getting stuck with a property where amenities are just for show. Ambuj City ka naam pehle bhi suna hai, but reviews mixed hi mile hain. What can we even do to verify these things before buying?
Sahi baat hai, U1. This is the biggest dilemma. We are stretching our budget for a better lifestyle, thinking about the kids' play area and all, but if it's all fake, then what's the point? Is there any way to check RERA complaints for Ambuj City specifically?
Exactly! Mereko bhi Ambuj City ka ek project pasand aaya tha, but site visit par toh sab chamakta hua dikhate hain. Real pictures after possession kitni alag hoti hain. My cousin bought in Ahinsa Khand 1, unka gym toh ek saal baad bhi pura nahi hua hai. Builder bas promises karte hain.
