Ghaziabad 3BHK upgrades: Do premium amenities actually pay off?
₹90 lakh for a 3BHK in Ghaziabad feels like a big jump from my current 2BHK. I'm thinking of upgrading, mostly for investment and better rental yield, maybe living there later. I've been checking out projects like AU The Sunflower Phase 1, and the amenities list is impressive, but does that really justify the premium? I worry about construction quality down the line – cracks, seepage, those hidden costs that eat into ROI. My main concern is whether these fancy clubhouses and pools actually attract higher-paying tenants or just become a maintenance burden. Does better initial build quality mean less headache with repairs and better resale value after 5-7 years? Or are we just paying for a façade that doesn't hold up? Anyone here seen how construction quality issues affect resale or tenant interest in Ghaziabad? And are the high maintenance charges for these amenities truly worth it, or do they feel like a ghost facility?
