Since last year, we're looking to downsize. Kids are out, so this big place is too much. I'm eyeing Ghaziabad's 'Affordable Housing Projects' corridor. Has it peaked for investment, or is there still good value for a compact, low-maintenance flat? What areas offer the best potential right now?

Forget investment
Main bhi Ghaziabad mein dekh raha tha for my parents. But budget aur builder ke reviews dekh ke himmat nahi hui. Noida extension mein better options lag rahe the us time.
I booked a compact 2BHK in Ahinsa Khand 1 about 3 years ago, thinking it was a steal. For downsizers, it's definitely a good option in terms of amenities and community feel. My kids are also grown, so a smaller, manageable space was key. The area is pretty developed now, shops, schools, everything is nearby. But yes, possession mein thodi delay hui thi, as expected with most projects.
U6, haan, possession mila but 1.5 saal delay ke baad. RERA mein complaint daali thi tab jaake thoda pressure bana. Current market conditions mein Ghaziabad mein delays common hain, especially for projects launched 4-5 years back. Naye projects mein thoda better hai as RERA rules are stricter, but always check builder's past record and financial stability. Mera experience mix raha hai, but overall, location wise it's good.
Acha, Ahinsa Khand 1 sounds interesting. But possession ka kya status hai? Mil gaya kya aapko? Builders ka toh bharosa nahi hota, dates pe dates dete rehte hain.
Ghaziabad affordable housing? Bhai, I think that ship has sailed. Pichle 2-3 saal mein prices itne badh gaye hain, ab investment value kam hi lagti hai. Downsizers ke liye shayad theek ho, but even then, budget tight ho toh mushkil hai. What's your budget range, OP?
Haan, but don't forget the hidden costs. Maintenance charges, society funds, property tax – sab milake itna heavy padta hai. Plus, construction quality ka bhi issue rehta hai kaafi jagah. Downsizing ka matlab yeh nahi ki har mahine naye kharche aayen.
Yaar, I partly agree, but it depends on the exact location and builder. Kuch pockets mein abhi bhi potential hai, especially if you're looking for a long-term stay. Like Achchheja, connectivity improve ho rahi hai. Research properly before dismissing it completely.
Sahi kaha, rates toh aasmaan chhoo rahe hain. Especially small 2BHKs, they're not even that 'affordable' anymore.
