Indirapuram keeps coming up for my 3BHK. Mahagun and Gulshan Homz promise amazing amenities, but friends say post-possession reality is grim. Is this just how it is? Disagree? Tell me why.

Builder ne phir se date extend kar diya lol. Amenities toh door ki baat hai, flat mil jaaye time pe wahi badi baat hai. Ghaziabad mein toh common hai ab.
I can second this with Gulshan Homz. My friend booked a flat with them in a project near NH-24. They promised a multi-purpose sports court and a dedicated dog park. Sounds amazing, right? Fast forward to last month, possession mila, and the sports court is a half-finished concrete slab, and the 'dog park' is a patch of barren land next to the sewage treatment plant. The RERA number was there, but it seems RERA mostly focuses on possession dates, not quality of amenities.

What they delivered was a small, dusty shed with a picture of a deity and a hall that doubles as a security guard's resting place. The biggest caution is to never trust the marketing renders. Always ask for real site photos or, better yet, visit a project that's already completed by the same builder, even if it's 5-7 years old. That gives you a realistic picture of their execution capabilities.

As first-time buyers, we need to be extra careful, check RERA documents thoroughly, and not just rely on fancy brochures. Maybe visit existing projects by the same builder?
While it's true that it happens everywhere, the scale of it in Ghaziabad, especially with smaller builders, seems a bit more rampant. I've seen multiple projects where even basic amenities like proper internal roads or street lighting take years post-possession. The current market conditions are also pushing builders to cut corners to stay afloat, which directly impacts amenity delivery. Visiting existing projects is a good tip, but sometimes even those older projects were delivered with issues.
Totally agree yaar! My cousin booked in Indirapuram with another big name, same story. Amenities are just on paper. Builder marketing is next level these days.
Bhai, you've hit the nail on the head! My experience with a builder in Ahinsa Khand II was exactly this. They showed us a fancy club house, swimming pool, even a mini-golf area in the brochure. When we finally got possession last year, the club house was half-built, pool was a muddy pit, and mini-golf? Forget about it, it was just an empty patch of grass. The maintenance charges are still sky-high for amenities we don't even have. It's a total scam to lure first-time buyers like us.
Oh wow, that sounds terrible! So, what did you guys do then? Did you form an RWA and try to fight it? And specifically, were the structural things like lifts, power backup, security systems at least delivered properly, or was that also compromised?
