Ghaziabad builder feedback for a first-time buyer?

Is anyone checking out projects in Crossings Republik or Raj Nagar Extension right now? My landlord just upped the rent again, honestly so fed up. Finally taking the plunge, trying to make the EMI vs rent math work for a 2BHK around ₹70L. I’m looking at Gaurs, ATS, and maybe Gulshan Homz. What's the real construction quality like after a few years? And do they spring a bunch of hidden charges at possession? Also, are the promised amenities actually delivered, or is it just brochure talk?
