Does price negotiation actually work in Ghaziabad for investors like us? I'm based in Dubai, eyeing a 3BHK in Rani Laxmibai Nagar, maybe from Swastik Developers. They're quoting ₹85L. Mera question hai, builder se kitna discount realistically mil sakta hai? On top of that, construction-linked payment plans mein kuch hidden costs ya charges possession ke time pe aate hain kya? Can't do a site inspection myself, so I need to be extra careful about total acquisition cost, you know. Any experiences?

Don't get too disheartened, bhai. Negotiation is possible, but you need to be firm. Focus on getting a clear, all-inclusive price. Ask for a written breakdown of every single charge. For Swastik Developers, check their RERA status and past project delivery dates. Sometimes, a good property consultant can help bridge the gap, but choose wisely.
Same situation here! I'm also NRI and looking at Ghaziabad. How do you even verify the construction quality or builder's promises without a site visit? Main toh DDA ke plots bhi dekh raha tha, but wahan bhi paperwork ka tension hai. Is it even safe to invest without physically inspecting the property and talking to current residents? Bohut darr lag raha hai.
Plus, current market mein buyers ki bargaining power kam hai. Builders jante hain ki NRIs invest karenge, toh they often don't budge much on price.
Agar site visit possible nahi, toh best hai kisi trustworthy family member ya friend ko send karo. Unse video call pe poora project dikhane ko bolo. Aur builder ke previous projects ke reviews online check karna mat bhoolna, especially on RERA portal.
Rani Laxmibai Nagar mein 85L for 3BHK is a bit high, in my opinion. Negotiation mein maximum 2-3% mil jaaye toh badi baat hai, especially for a reputed builder. But since aap Dubai se ho, maybe they'll push harder. Try to get a local contact to negotiate for you. Ahinsa Khand I mein toh rates thode better mil rahe hain.

Maine Ahinsa Khand II mein ek flat liya tha do saal pehle, builder ne possession ke time pe maintenance charges, club membership, electricity connection, aur parking ke naam pe 4-5 lakh extra maang liye the. Agreement mein chote font mein likha tha but kaun padhta hai itna detail mein? Builder ne bola tha all-inclusive hai, but it wasn't. Be very careful with the final offer letter.
Jaise U7 ne pucha, agreement mein IFMS (Interest Free Maintenance Security), power backup installation, water connection, society formation charges, and even stamp duty/registration fees ke details hote hain. Ye sab pehle hi clear kar lo, nahi toh baad mein headache hota hai, trust me.
