Ghaziabad builders: amenities are often a mirage

Visited 5 projects in Raj Nagar Extension and Indirapuram last weekend, feeling so confused. My wife's big on safety for the kids, and school admission is next year. We need at least a 3BHK, budget around ₹90L-₹1.1Cr. We're looking at ATS, Gaurs, and Mahagun mostly. Saw some good layouts, but honestly, how's the *actual* construction quality once you move in? Like, do you see plaster cracks or seepage issues within a year? Also, brochures always show amazing amenities – swimming pools, clubhouses. Do builders like Shipra or Gulshan Homz actually deliver on those promises, or are they just for show? And what about the word-of-mouth from current residents? Any issues with water supply or maintenance after a year or two? Trying to make the best decision for the family. Any real-world experiences with these builders in Ghaziabad would be super helpful.
