Honestly, I think everyone glorifies spot discounts from builders but they're mostly a myth. I'm looking for a 3BHK in Raj Nagar Extension, upgrading from my 2BHK, and VVIP Group reps just don't budge. Brokers don't help either, they just add to the cost. Are real spot discounts even a thing in Ghaziabad for a ₹90L flat? Change my mind.

I'm eyeing a property in Raj Nagar Extension too, similar budget. But the RERA completion dates for VVIP projects look a bit shaky. Has anyone here actually gotten possession from them on time in the last 2 years? Or are the delays as bad as people say?
U6, I think U3 was talking about 'Aarav Homes' or something similar, they were giving offers in Abhay Khand last year. As for VVIP and RERA, don't just rely on the RERA date, check their past project delivery status online. That gives a clearer picture. Current market mein buyers ke paas leverage kam hai, so builders aren't afraid of delays.
Yaar, delays toh har jagah hain. But VVIP ka track record thoda zyada hi notorious hai. My uncle booked a flat in Achchheja from a different builder, even they delayed by 6 months. RERA penalties are a joke, builders don't care about them much in this market.
U4, my friend's brother booked in VVIP Addresses, Raj Nagar Ext. Possession was delayed by almost a year and a half. He had to pay extra EMIs. So, yes, delays are a real issue. Be very careful with their RERA dates.

Sahi kaha U3. Bade builders rarely give big discounts. They have their brand value. But even 5% is like 4.5 Lakhs on a 90 Lakh flat, that's almost registration charges saved! I wish I knew these tricks.
