Been tracking Ghaziabad properties for years, and honestly, the hidden cost game is getting out of hand. Just acquired a 3BHK in Vikram Enclave, around ₹78L from S S Homes. My initial ROI projections are now totally skewed because of the possession-time charges. They hit me with a huge PLC for a park-facing unit, plus maintenance advance and some 'utility connection' fees that were never mentioned upfront. It added almost ₹4.5L to the 'all-in' cost I'd calculated. I tried negotiating, but they just said these are 'standard' for everyone. Is this common practice, especially near the Delhi-Meerut Expressway projects? How do you guys factor these unpredictable costs into your budget? Did anyone manage to push back on these effectively? Feels like a bait-and-switch.
