Ghaziabad builders: Is 'affordable' just code for future headaches?

Raj Nagar Extension, honestly not sure about its hype anymore. Kids have moved out, so I'm selling our big house and looking for a compact 2BHK, maybe 60-80L, something low maintenance with good society and hospital proximity. Everyone glorifies Gaurs for affordability, but nobody talks about the actual construction quality post-possession. Mere friend ke Gaurs project mein plaster cracks aur seepage dikh rahe hain within a year. Is their finishing really just 'chalta hai'? Compare this to ATS ya Mahagun – they seem better quality, but will their post-possession maintenance charges drain my retirement funds? I want peace of mind, not constant issues.
