Mera budget 80L ke around hai for a 2BHK. Gaurs aur ATS jaise builders, they hardly budge on the base price. Matlab, max to max 1-2% discount milta hai, that's it. It feels like they just recover that through insane PLC, floor rise, ya maintenance advances later. I'm seeing 2BHKs in the ₹70-85L range. Spot discounts are just marketing gimmick, right? The real surprise toh stamp duty, registration, aur all those 'other charges' mein aata hai, jo possession se pehle pop up hote hain. Base price toh bas bait hai. Should I really push for negotiation or just accept the *all-in cost* from the start? Change my mind.
