Moved into Ramprastha Imperial Heights Phase 2 in March. Clubhouse amenities, jo brochure mein the, abhi bhi 'under development' hain. Maintenance charges full. Check all this before buying. Hope this helps.

Yaar, this is the harsh reality. I almost booked in a project in Indirapuram a few years back, the sales guy promised a swimming pool and a fully functional gym within 6 months. When I visited after a year, it was just a muddy pit where the pool was supposed to be. My lawyer advised checking the RERA documents thoroughly for amenity completion timelines. It’s not just Ramprastha, it's a systemic issue in Ghaziabad and NCR, builders delay amenities to save costs during construction phase and then charge full maintenance.
Bhai, ₹1.2 Cr – ₹2.5 Cr for Ghaziabad is a lot, especially if amenities are missing. For that price, I'd expect everything to be ready. Did you check their RERA number UPRERAPRJ378721 before booking? This is a common tactic.
U10, I did check the RERA documents for Ramprastha Imperial Heights Phase 2 (UPRERAPRJ378721). The amenity completion dates are often very broad or linked to overall project completion, which is 2025. But they use these facilities to attract buyers *now*. It's a loophole they exploit. The original poster's experience confirms this.
U3, did you check the RERA status for amenities specifically? Sometimes it's mentioned there what's included and by when. Builders often put vague clauses.
Right? For 1.2 Cr minimum, you'd expect a fully functional society. Total rip-off if not.
Ramprastha Imperial Heights Phase 2? Is this the one near Ahinsa Khand 1? I heard some mixed reviews about their previous projects too. What about the possession date, isn't it 2025? It's still ongoing, so maybe amenities will come?
U7, that's the point. The original poster already moved in, meaning some units are occupied. They shouldn't charge full maintenance if key facilities, especially the clubhouse which is a big selling point, aren't ready. This is where RERA needs to step in more strictly. They sold 360 units in total, imagine how many are facing this.
Exactly! 2025 is still far, but if basic amenities like clubhouse are 'under development' even after move-in, it's concerning. What about other common facilities?
Haan bhai, Ahinsa Khand 1 ke paas hi hai. Possession toh 2025 ka hi hai, but they promised clubhouse by 2023 end. Clearly, they over-promised.
Totally relate! Builders in Ghaziabad are masters of showing glossy brochures. My friend bought in Crossings Republik, same story. Amenities sirf paper pe hain.
