Ghaziabad builders overpromise amenities every time
Ghaziabad property hunting is exhausting. Looking to upgrade my 2BHK to a 3BHK, maybe Basant Krishna Vatika. My main concern is promised amenities vs. delivered reality. Are clubhouses truly functional or just showpieces? And construction quality post-possession? Anyone else faced this bait-and-switch?

U7, I visited Basant Krishna Vatika last month. The project is indeed completed. The clubhouse is there, but it's very basic, not like the grand pictures. Construction quality seemed okay from the outside, but you'd need a proper inspection. The area is developing, but connectivity might be an issue for some. For the ₹18 L – ₹43 L price, it might be a compromise.
I've heard similar stories about builders in Achchheja too. My friend bought a flat there, promised a gym, ended up with two rusty dumbbells in a dusty room. Given Basant Krishna Vatika's possession date, I'd suggest checking out existing residents' reviews on Google Maps or other forums. They'll tell you the real picture.
U3, RERA 'Not Applicable' is fishy, right? Does that mean it was completed before RERA came into full effect, or is there some other loophole? That makes it harder to trust the builder. Total units bhi sirf 12 hain, so maybe it's a smaller project, but still.

Bhai, Basant Krishna Vatika already COMPLETED hai. Possession date 2018-12-01 thi. Toh amenities aur construction quality toh ab tak clear ho jaani chahiye thi. Iska RERA number bhi 'Not Applicable' dikha raha hai, which is a bit concerning for any project.
