Ghaziabad builders' 'no negotiation' policy is such a joke. I'm upgrading from my 2BHK in Indirapuram, eyeing a 3BHK in Indraprashtha Yojna. Vikram Developers ke project mein, they said fixed price, but then suddenly 'limited period discount' aa gaya. Is this just a marketing gimmick? Can we actually push for a real spot discount beyond their listed price, or is it just adjusting for PLC/OC charges? Share your experiences, yaar.

Ghaziabad mein market conditions kaisi hain abhi? Kya yeh sahi time hai book karne ka, ya wait karna chahiye? Inflation itni high hai, interest rates bhi badh rahe hain. Confused hu yaar.
Market thoda stable hua hai compared to last year, but prices are still on the higher side, especially for ready-to-move properties. New launches mein discount mil jaata hai, but with the risk of delays. Interest rates ne toh budget hila diya hai. Agar long-term investment hai, toh theek hai, warna short-term mein appreciation mushkil hai Ghaziabad mein, unless it's a prime location like Indirapuram itself.
Dekho, 'spot discount' naam ka concept ab bahut kam dikhta hai. Builders bas PLC (Preferred Location Charges) ya OC (Other Charges) ko adjust kar dete hain. Maine 2 saal pehle Ahinsa Khand II mein ek project dekha tha, unhone bola tha 'final price' but jab booking ki baat aayi toh 1.5 lakh ka 'flexi-payment discount' de diya. But that was still within their original projected cost, just repackaged. So, directly price kam karna is rare, but adjustments for other charges, that's possible if you push hard.

Bhai, ye sab builders ka purana tactic hai. Naam ke discounts hote hain. Main toh Abhay Khand mein dekh raha tha, wahan bhi yahi nautanki chal rahi hai. Real discount kaun deta hai aajkal?
Totally agree! Mere saath bhi same hua. Pehle bola no discount, fir Diwali offer bolke 50k kam kar diye. Matlab, pehle se hi price inflate kiya hua tha kya?
