Ghaziabad builders: Who delivers quality and on time?

Construction quality is my biggest worry with Ghaziabad builders, honestly. Fed up of renting yaar, landlord ne phir rent badha diya. Finally taking the plunge, looking at 3BHKs in Indirapuram or Siddhartha Vihar, budget around 90L. Gaurs aur ATS ke projects dekhe hain. Gaurs ki delivery kaafi sahi suni hai, but quality mein thoda doubt hai. ATS is good but expensive, aur suna hai hidden charges bahut hote hain. Should I trust their timelines ya phir delays common hain? Any insights on Mahagun ya Gulshan Homz ki construction quality after possession?
