Ghaziabad builders: Who's reliable for first-time buyers?

My lease ends in 3 months and I'm finally taking the plunge into buying in Ghaziabad. Fed up of renting, the EMI vs rent math just makes sense now. I'm looking at Indirapuram or Vasundhara, maybe a 2BHK around ₹60-70L. Builders like Gaurs, ATS, Mahagun, Gulshan Homz – in sabka kya scene hai? Especially about construction quality aur hidden charges. Delivery track record bhi important hai. Kya kisi ko experience hai ki post-possession quality issues aate hain ya extra charges lagte hain? Honest opinions please, bahut tension hai!
