Ghaziabad buyers: What's the real cost for completed flats?
Since January I've been shortlisting flats in Ghaziabad, and honestly, the hidden costs are driving me crazy. My parents keep saying 'buy completed, no risk', so I looked at Sampatti Homes and Sampatti Ashiyan. Both are supposed to be completed, but the total cost of ownership is still so confusing. Sampatti Homes looks cheaper on paper, around ₹13L, but then there's stamp duty, registration, maintenance, and all these small charges. Sampatti Ashiyan is pricier, up to ₹37L, but is it a better investment for 5-year appreciation? I'm trying to figure out which one makes more sense long-term. Ab samajh nahi aa raha if the lower entry price of Sampatti Homes actually saves money after everything, or if Ashiyan's higher price means better future returns. Has anyone bought in either of these? What was your actual total cost and do you think it's appreciated?

Exactly! Mere ek colleague ne Sampatti Homes dekha tha last year. Bol raha tha units bahut chote hain aur location bhi kaafi andar hai, main road se. Connectivity ka issue hai, especially for public transport. Ahinsa Khand se bhi kaafi door padta hai. Isliye shayad price kam hai.
Sahi keh rahe ho. Wahi toh, completed flat ka normally premium hota hai. Kuch toh gadbad lag rahi hai ya phir location bahut remote hogi.
