Budget finalised, loan pre-approved — now stuck on which sector. Even in real estate, buying my own Ghaziabad 3BHK feels different. I'm eyeing Indirapuram or Mahagunpuram, under ₹1.2 Cr, trying to avoid builder tricks I usually spot. My biggest concern is the super area vs. carpet area game. Builders, like T AND T INFRAZONE PVT LTD, quote large super areas, but usable space is always less. How much actual difference should I expect? Also, are floor-rise premiums and PLC for park-facing units truly worth the extra cost in Ghaziabad? Should I even consider the secondary market? Can you negotiate more on resale flats in Vaishali compared to new projects with "fixed prices"? Really need some honest experiences here.
