Ghaziabad clubhouses are mostly for show

Did a site visit to Panchsheel Prime 390 Phase 2 on Saturday. Honestly, amenities looked decent on paper, especially the clubhouse and green spaces. But I'm wondering about the actual usage post-possession. Investor perspective se, clubhouse aur gym ka ROI kitna hota hai? Log sach mein use karte hain ya bas showpiece hai for OC? Aur green areas ka kya haal hai? Resale value pe farak padta hai kya agar sirf naam ke liye lawn ho? Kya aisi cheezein tenants ko attract karti hain ya log bas basic dekhte hain? Maintenance charges mein yeh sab cover hota hai kya properly? Koi bata sakta hai?
