Ghaziabad community: Advice for an empty nester's property move?

Since the kids moved out last year, my wife and I are finally serious about selling our big house. Honestly, don't need such a big place anymore, looking for a manageable 2 or 3 BHK in Ghaziabad. My budget is around ₹70-90L. We're looking at areas like Indirapuram, Vaishali, or maybe even Vasundhara. Heard good things about infrastructure with the Metro extension and Expressway, but is the resale market actually healthy for sellers right now? Selling our current property is key. We want something with low maintenance and good society, close to a hospital too. Any thoughts on builders like Gaurs or Mahagun for ready-to-move flats? Also, what's one thing you wish you knew before buying here, especially regarding society maintenance or water supply?
