I work in real estate, but buying for myself is totally different; can't ignore the red flags. Alkaraj Homes by MK Developers dekh raha tha. Construction quality pe darr lagta hai. Kya builder ka kaam after possession bhi theek rehta hai? Ya phir cracks, seepage, fittings ke issues start ho jaate hain within a year? Long-term tenant attraction aur resale value pe bohot impact padta hai yaar. Maintenance costs bhi high ho jaayenge agar initial quality kharab ho. Power backup ka kya scene hai? Full flat backup dete hain ya sirf common areas? Investors ke liye ye choti details bohot matter karti hain ROI ke liye. Koi real experiences share kar sakta hai?

Yaar, 22 L – 22 L ka fixed price, aur sirf 4 units? Is this even a 'project' or just an independent floor in a small building? Independent floors mein toh maintenance ka scene bohot complex ho jaata hai, residents ko hi sab manage karna padta hai. Builder after possession toh dikhta bhi nahi. ROI ke liye toh stability aur low maintenance costs sabse important hain.

U4, small projects ko RERA se exempt kar dete hain, depends on area and unit count. 4 units ke liye RERA registration shayad mandatory nahi hoga, jo ek red flag ho sakta hai investors ke liye.

Yeah, small projects are risky. Iska RERA number hai bhi ya nahi? For just 4 units, I doubt it.

Within 6 months, seepage started from the bathroom wall and the electrical fittings were constantly tripping. Builder ne toh phone uthana bhi band kar diya.
