Ghaziabad construction quality is a major red flag
Not proud of this but I thought my real estate background would save me from common pitfalls. Ghaziabad mein property lena is a whole different ballgame, yaar. I'm looking at Chitransh Dream Homes Krishna Kunj, aur brochure mein jo amenities dikhate hain, woh real mein kitne milte hain? Site visits pe toh sab chamakta hai, but later on, seepage aur cracks ka problem common hai kya? As an investor, I know poor construction affects resale value badly, aur tenants bhi nahi milte. Clubhouse aur green areas, yeh sab sirf showpiece hote hain ya actually usable bhi hain? Maintenance costs bhi high ho jaate hain if quality isn't good. Kya kisi aur ne bhi Ghaziabad projects mein construction quality aur promised amenities ko lekar issues face kiye hain? What's your honest take?

This thread is making me rethink my entire plan! I was so excited about the lower price point in Ghaziabad (₹21 L – ₹30 L for a 2BHK is tempting). But if it means constant headaches and poor quality, maybe I should save more and look elsewhere. Is there any way to properly vet builder quality before booking? Like, a third-party inspection or something?
My colleague bought in Ghaziabad and he's constantly complaining about the builder not honouring the amenity promises. The gym is a joke, and the 'green area' is just a patch of dry grass. He says the current market conditions in Ghaziabad also make it hard to exit if you're stuck with a bad property. Buyer beware, for sure.
U1's point about resale value is crucial. As first-time buyers, we often forget that this isn't just a home, it's an asset. If the quality is poor, reselling will be a nightmare, especially in a market where buyers are getting smarter. I saw a project in Achchheja, looked good on paper, but neighbours told me about water logging in basements. It's a red flag for me.
I completely understand the nervousness. My broker is pushing me towards Ghaziabad too, saying it's value for money compared to Noida. But these quality issues are a constant worry. For a first home, I can't afford to deal with major repairs. Has anyone here actually visited Chitransh Dream Homes Krishna Kunj recently? What's the ground reality now, after so many years?

U1, you're not alone. I'm looking near Abhay Khand and the stories I hear are terrifying. It's like builders cut corners everywhere. The amenities are always the first to suffer. What about the total units in Krishna Kunj? Kam units mein better maintenance expectation hoti hai, right?
Bhai, same experience. Ghaziabad mein builders bahut promises karte hain. I've heard about Chitransh Dream Homes Krishna Kunj, price range ₹21 L – ₹30 L sounds okay, but if quality is bad, it's not worth it. Is it really completed, as in, possession mil gaya sabko?
Totally agree with your point about brochure vs reality, U1. I'm also a first-time buyer and this is my biggest fear. Chitransh Dream Homes Krishna Kunj ka naam suna hai, but quality ka pata nahi. Meri ek friend ne Ahinsa Khand 1 mein property li thi, unko bhi seepage ka issue aaya tha within a year.
