Ghaziabad flat amenities: dikhawa ya reality?

Resale of our big house is almost done, now I'm stressing about finding a compact flat in Ghaziabad. Kids have moved out, don't need such a big place anymore, just something manageable with good facilities. But honestly, builder log jo amenities dikhate hain, woh real mein kabhi milte nahi. Okay, I'll say what no one says: most of these so-called 'luxury' amenities, like that fancy clubhouse in Aask Homes 04, are just for show. Half the things don't work, ya phir unka maintenance itna high hota hai ki koi use hi nahi karta. We pay so much for maintenance, but service quality is often zero. It's all marketing hype, not actual usability. Are people actually getting what's promised, ya phir sab dikhawa hai? Change my mind.
