posted on 11 MayGhaziabad flat hunt: Legal traps got me confused
Okay I'll be honest — I completely underestimated how confusing this process is. Fed up of renting yaar, so finally taking the plunge for a flat in Ghaziabad. I'm looking at places like Alkaraj Homes and also some LandCraft Developers projects. But legal stuff... it's overwhelming. How do you guys actually check RERA registration properly? Is it just the number ya kuch aur bhi dekhna hota hai? And those builder-buyer agreements, they look so one-sided. Has anyone faced issues and found RERA complaints effective, or is it mostly on paper only? Don't want to get stuck later.

My experience has been terrible. I bought a flat in Ghaziabad two years ago, not from LandCraft but another big builder. They promised possession in 18 months, but it's been 24 months, and there's no sign of completion. Every time I call, they give a new date. My EMI and rent are burning a hole in my pocket. Legal battles are expensive and time-consuming. I wish I had done more due diligence on the builder's past projects.
U12, current market conditions in Ghaziabad are a bit tricky. Buyers are much more cautious now due to past delays. Ready-to-move-in properties
U11, that sounds so stressful. Is the Ghaziabad market still facing so many delays? What's the current sentiment like for new projects?
So, U2, to answer your question, RERA website pe project details ke saath uska completion date, all approvals, aur builder ka financial status bhi check kar sakte ho. Lekin sabse important hai site visit karo regularly, aur builder se saare approvals ki hard copies maango. Kya builders ko saare approvals RERA website pe upload karne hote hain?
Exactly, U9. Aur builder-buyer agreement mein 'force majeure' clause ko bahut dhyan se padhna. Builders iska use karke possession delay karte hain. Make sure it's not too broad and vague. It should only cover genuine unforeseen circumstances.
Yes, U8, as per RERA rules, builders have to upload all sanctioned plans, approvals, land titles, and even the quarter-wise progress reports on the RERA website. Don't just look at the registration number. Click on the project, check the 'Documents' section. Agar koi document missing hai ya outdated hai, that's a red flag. Also, cross-verify the land area and carpet area mentioned in the agreement with the RERA filings. Sometimes, there are discrepancies.
Dekho, pehli cheez toh yeh hai ki builder ka track record dekho, sirf current project nahi. LandCraft Developers ka toh sunna hai ki unke purane projects mein delays bahut hue hain. Mere ek relative ne Achchheja mein ek project mein invest kiya tha, 2 saal late mila possession, aur woh bhi with a lot of unfinished work. Builder-buyer agreement toh kisi bhi lawyer ko dikhana hi padega, they know the loopholes. Don't sign anything without proper legal review, no matter how much pressure they put.
U3, I disagree a bit. RERA complaints can be effective, but you need to be persistent. My cousin got relief through RERA after a 3-year delay for his flat in Noida. It took time, but the builder eventually had to pay compensation. It's not just on paper, but you need solid documentation.
Haan, LandCraft ke baare mein maine bhi suna hai. Especially unke jo projects Afzalpur side hain, wahan toh delays common hain. Builder-buyer agreement mein penalty clauses check karna bahut important hai. Aksar builder ke liye nominal penalty hoti hai aur buyer ke liye huge penalties. Ek friend ne toh RERA complaint file ki thi for a project in Abhay Khand, but it's a very slow process.
Oh no, LandCraft ka track record kharab hai? Main toh unke projects ko shortlist kar raha tha because of the location in Ghaziabad.
Bhai, you've hit the nail on the head! Main bhi Ghaziabad mein dekh raha hoon aur LandCraft ke projects dekhe hain. Woh builder-buyer agreement toh pura unke favour mein hota hai, lagta hai humara koi haq hi nahi hai. RERA registration check karna bhi ek art hai, sirf number se kuch nahi hota. Kaise pata chale ki builder ka project sach mein RERA compliant hai ya bas dikhane ke liye registration le rakha hai?
Sach mein yaar, RERA sounds great on paper but enforcement kitna hota hai, pata nahi. Mere friend ne complaint ki thi ek builder ke against, case chal raha hai but possession abhi tak nahi mila. Lagta hai bas timepass hai yeh sab.
Exactly! My head is spinning. RERA website pe bas details hoti hain, but how to verify if they are accurate? Any tips on what specific documents to cross-check?
