Ghaziabad home hunt: Amenities vs. actual cost shocker
Advertised property rates in Ghaziabad are such a mirage, yaar. I'm looking at Celestial Comfort Condominium and Mulberry At The Prestige City. Celestial Comfort 1.6 Cr se start hai, aur Mulberry 1.25 Cr. But I'm hearing ki actual price per sqft kaafi different hota hai after all the hidden charges and PLC. Koi bata sakta hai ki in projects mein kitna deviation expect karun? Also, Mulberry mein they're pushing these 'luxury' amenities, but are they actually useful? Celestial Comfort ke amenities practical lag rahe hain. Kya log actually swimming pool aur big clubhouses use karte hain, ya just for show-off hai? My parents keep saying basic amenities are enough, but I'm not sure. Opinions please!

Bhai, you're not wrong. I almost booked in Ahinsa Khand 1 last year, project name won't disclose. They quoted X, but after all the floor rise, PLC, maintenance advance, and even some 'club membership' fees, it was X + 20%. Celestial Comfort ka possession 2014 ka hai, toh usme toh resales mein shayad thoda better deal mil jaye, but primary market mein builders ka yahi haal hai. Mulberry mein amenities ka bhi charges alag se lagate hain, be careful.
Ahinsa Khand 1 mein toh rates waise bhi high hain. Celestial Comfort ka possession 2014 ka hai, toh iska matlab yeh secondary market mein hoga. Kya secondary market mein bhi itni hidden costs hoti hain ya wahan thoda transparent rehta hai? Koi experience share kar sakta hai?
Totally relate! Celestial Comfort ka price 1.6 Cr bolte hain, but jab details dekho toh 1.8 Cr tak easily pahunch jaata hai. Hidden costs are real!

Mulberry mein amenities sirf dikhane ke liye hain, maintenance phir aapki jeb se jayega! Mostly show-off hi hota hai.
Haan yaar, Celestial Comfort mein mere friend ne inquire kiya tha, 1.6 Cr bas starting point hai. Actual cost 1.8-1.9 Cr tak gayi with all charges. PLC toh sabse bada game hai. Deviation toh 10-15% easily expect kar lo.
