Ghaziabad home: What I learned after moving in
Just moved into my place in Ghaziabad a few months back, and honestly, the society vibe is something you only get to know after moving in. When I was comparing Amresh Ultra Luxury Unit (ready) and AU Arihant Enclave (under-construction), I didn't think enough about the community itself. With Amresh, you can actually see the RWA working, check out who your neighbors are, and how kids play. It's not just about amenities on paper, but if people actually use them, you know? For ongoing projects like AU Arihant Enclave, you're taking a big gamble on the investor vs. end-user ratio. If it's mostly investors, the place can feel empty, like a ghost town, even after possession. Things like common area maintenance and security can suffer. This is a huge factor for daily life, not just resale. Should've focused more on this. Anyone else feel this, or have tips for checking this before buying under-construction?

Amresh Ultra Luxury Unit ka RWA sach mein itna active hai? Aur price range kya hai wahan ki? Hum bhi wahi area mein dekh rahe hain.
Haan bhai, Amresh ka RWA kaafi active hai
Totally resonate with this! I'm also a first-time buyer looking in Ghaziabad, and this investor vs. end-user ratio is my biggest fear. Buying under-construction feels like a lottery sometimes, especially when you're stretching your budget to the max. What if the society ends up being dead, or the RWA is non-existent? Amenities toh sirf show-off ke liye reh jaate hain, aur phir maintenance bhi sky-high ho jaati hai without proper oversight.
