Okay, I'll be honest — I completely underestimated how infra projects affect property prices here. I've been tracking areas like Duhai and parts of Raj Nagar Extension near the Delhi-Meerut Expressway, expecting immediate jumps. But what I'm seeing is more of a gradual, delayed effect. It's not an instant ROI boost, especially for ready-to-move 3BHKs around ₹70-90L. My wife and I need a 3BHK, safety for the children and school proximity are key. We're looking at ATS or Gaurs projects, maybe Siddhartha Vihar or Vaishali. Should we wait for the full Metro Red Line extension impact or jump in now? Curious if others have seen this delayed reaction too.
