Ghaziabad infra: Is it too late for good deals?

Visited a few 3BHKs in Vikas Nagar this weekend. My wife wants somewhere safe for the kids. I'm wondering how much RRTS and EPE will push prices. Are spots like Raj Nagar Extension still affordable, or have prices already jumped too much? Need opinions on future appreciation.
