My property search started a few months back for an investment in Ghaziabad, mainly a 2BHK in Raj Nagar Extension. I'm based in Dubai, so relying heavily on community feedback. Chitransh Saartha Enclave looks promising, but I'm really concerned about the builder's financial health. Builder ka financial health kaisa hai, any idea? I can't do site inspections often, so project stalling ka risk kitna hai? Aur kya bank loans for Chitransh projects easily approve hote hain? Any insights on their stability would be super helpful for an NRI investor.

RERA website pe Chitransh Saartha Enclave ka status kya hai? Wahan se kuch idea lag sakta hai.

Haan, main bhi pehle nervous tha Chitransh ke baare mein. But mere ek cousin ne unke Ekta Enclave mein book kiya tha. Bank loans toh easily approve ho gaye the, SBI aur HDFC dono se. Lagta hai banks ko unki financial stability par bharosa hai. But delays ka issue toh common hai, har builder ke saath thoda bahut toh hota hi hai.
Bhai, NRI ho toh aur bhi careful rehna padega. Chitransh Developers ka track record mixed hai, especially with project timelines. Saartha Enclave ka toh pata nahi, but unke kuch earlier projects mein delays hue hain. Financial health ka to exact figure mushkil hai, but generally, small builders ke saath risk rehta hi hai. Raj Nagar Extension mein competition bahut hai, so they might over-commit. Mera ek friend ka पैसा फँस गया था एक छोटे builder के project mein nearby Abhay Khand, abhi tak possession nahi mila hai.
