Ghaziabad investment: Do amenities actually deliver?
Did anyone else feel short-changed on amenities after moving into a Ghaziabad project? My search for a good investment property ended with Ganga Tower, got possession just last month. Brochures showed a lavish clubhouse and green areas, but ground reality is different. Clubhouse looks half-done, not sure if it’ll ever be fully functional. Investor hoon, toh tenant attraction par impact hoga. Maintenance charges bhi high lag rahe hain for what's offered. Is this common for Ghaziabad societies, ya I just got unlucky with the actual delivered amenities?

This is exactly why I'm hesitant to invest in Ghaziabad right now. With so many new projects coming up in areas like Achchheja, competition for tenants is already high. If the amenities are subpar, how will you even justify the rent? What are others seeing in terms of rental yields in Ghaziabad these days?

Rental yields are struggling, bhai. 2-3% se zyada milna mushkil hai, especially if your society lacks basic facilities. Tenants are smart now, they check everything.

Sahi keh rahe ho, RERA details are one thing, but on-ground reality is another. My friend booked a flat near Abhay Khand, and the builder used to show a fancy 3D render of a huge community hall and kids play area. After possession, the "community hall" was a small room, and the "play area" was a single swing and a slide on patchy grass. It's a classic bait-and-switch tactic these days, especially in affordable segments like Ghaziabad.
U3, RERA mein toh sab clean dikhaate hain, but jab actual site pe jaao tab pata chalta hai. Promised possession was Dec 2023, mila Feb 2024. Just a couple of months delay, but the quality of amenities is the main issue. It's like they just wanted to hand over possession quickly without finishing everything.
