Ghaziabad investment from Dubai: Real rental yield check

Budget finalised, loan pre-approved — but the ground reality from Dubai seems so different. I'm looking at a 2BHK in Indirapuram or Crossings Republik, maybe from ATS or Gaurs. My budget is ₹75L-₹85L. Main concern is managing it remotely. What's the actual rental yield people are getting these days in Ghaziabad? Advertised numbers lagte hain thode high. Plus, property management ka kya scene hai when you can't visit? Any recommendations for reliable agencies ya log jo poora manage kar dein? Should I even consider Ghaziabad if I can't be there physically for maintenance and tenants?
