posted on 18 MayGhaziabad investment: RERA, title, builder risks?
₹78 lakh for a 2BHK in Raj Nagar Extension feels like a lot, but the potential ROI is tempting. I'm looking at a few projects, including Oakwood At The Prestige City, but legal due diligence is stressing me out. Builder ka RERA registration kaise check karte hain properly? Like, beyond just the number on the website. I heard some builders, even like Sarvodya Group, can have hidden issues with title deeds ya approvals. Honestly, not sure if RERA complaints actually help ya bas paperwork hai. Is it really effective for investors if a builder delays ya kuch aur problem ho? Koi real-life experience share kar sakta hai Ghaziabad mein?

U1, the best way to check RERA is to go to the UP RERA website, search by project name or builder name, and then cross-verify the approval documents directly uploaded there. Check for Commencement Certificate (CC), Occupancy Certificate (OC) status, and land title documents if available. Also, important to see if there are any ongoing complaints against the project or builder. What specific project are you looking at from Sarvodya Group apart from Oakwood? Uske review online bahut mixed hain.
Exactly! Sarvodya ka ek project Achchheja mein bhi late chal raha hai. Reviews toh sach mein mixed hain.
U4, thanks for the detailed RERA check advice. I was also confused. But even after checking all documents, how do we know if the builder has taken loans against the project land? That's my biggest fear. Kya RERA portal pe yeh information bhi milti hai?
Totally understand your stress, U1. RERA ka number toh sab dikha dete hain, but andar ki baat koi nahi batata. Mera friend bhi Ghaziabad mein stuck hai ek project mein, RERA complaint ki hai but nothing much has happened. Lagta hai bas paperwork hai. Yeh builder delays toh bohot common hogaye hain.
Bhai, ₹78 lakh for 2BHK in RNE is definitely on the higher side. Sarvodya Group ka track record utna clean nahi hai, especially with past projects near Ahinsa Khand 1. Title deed issues bahut common hain wahan. Be very careful with their promises.
Ahinsa Khand 1 mein mera bhi ek relative फंस गया था Sarvodya ke project mein. Possession bahut delayed hua.
Sahi keh rahe ho, RNE mein prices have shot up. ₹78L toh bahut zyada hai!
