Ghaziabad investor: Do amenities actually pay off?

Visited Ramprastha Platinum Premier last week. I'm eyeing it for investment, not self-use. Resale value and tenant attraction are key for me. Wahan ka clubhouse aur sports facilities kaafi grand lage, but I'm wondering, will tenants actually use them daily? Ya bas marketing ka part hai, aur maintenance charges badha deta hai? Honestly, maintenance charges thode high lage. As an investor, yeh sab ROI pe kitna impact karta hai? Kabhi kabhi yeh fancy amenities bas dikhawe ke liye hoti hain, right? Jo log Ghaziabad mein property rakhte hain, unka experience kaisa raha hai with premium amenities? Do tenants really pay extra for them, ya basic quality aur location hi matter karti hai?
