Okay I'll be honest — I'm fed up of renting and finally taking the plunge in Ghaziabad. Alkaraj Homes by MK Developers dekh raha hoon. Site visit pe under-construction quality kaise check karte hain? Investors ke liye, yeh cracks, fittings ka future resale value aur tenant attraction pe kitna farak padta hai? Maintenance costs bhi badhte hain kya?

MK Developers? Be very, very careful, yaar. I've heard mixed reviews about them, mostly on the negative side for their past projects. Especially if you're talking about under-construction, quality checks are super tricky. They can hide a lot of things. Small cracks might seem minor now but can become huge issues later, affecting everything from paint to plumbing. Resale value will definitely take a hit if the build quality is poor. Tenant bhi good quality prefer karte hain, warna rent negotiate karte hain. Maintenance costs toh badhenge hi, no doubt.
Just checked Propmyna's data for Alkaraj Homes by MK Developers. The project status is actually 'COMPLETED', not under-construction. Possession date was 2024-04-01. Total units are only 4. Maybe U1 saw an old ad or listing? If it's already completed, quality check becomes easier but also means you can't inspect during different construction phases. The price range is ₹22 L – ₹22 L. For a completed project, this seems... interesting for Ghaziabad.
Sahi keh rahe ho. Mera ek relative bhi aise hi ek small builder ke project mein phasa tha Ghaziabad mein. Possession ke baad itne issues aaye ki renovation mein hi itna paisa lag gaya jitna saving kiya tha. It's a nightmare for first-time buyers like us.

Quality control toh sabse important factor hai. Maine bhi suna hai ki kuch builders bas project complete karte hain, quality pe dhyan nahi dete. Kya aapne RERA registration check kiya?
RERA check toh must hai. But even with RERA, quality issues aate hain. Mera friend Abhay Khand mein stuck hai, builder ne finishing mein compromise kiya. Budget mein rehte hue acchi quality kaise milegi, yehi asli sawaal hai.
Totally agree! Ghaziabad is booming. Ahinsa Khand II mein bhi prices badh rahe hain fast.
