Ghaziabad investors: Amenity delivery vs promise?
Ramprastha Coral Heights - just moved in last month, honestly thoda frustrated hoon. Brochure mein jo construction quality dikhayi thi, woh toh bilkul alag hai. Walls mein abhi se hairline cracks dikh rahe hain aur kitchen fittings ki quality bhi kaafi average hai. Builder ne bola tha top-notch material, but after just 2 months, I'm already seeing issues. This definitely impacts future resale value and long-term maintenance costs for an investor, right? Also, promised amenities kaafi under-delivered hain. Clubhouse ka interior abhi tak complete nahi hai, aur security systems bas naam ke hain, not what was shown. Maintenance charges toh poore le rahe hain, but service quality is questionable. Has anyone else faced similar issues with their project after possession? How did you manage these construction quality problems without affecting your investment's ROI? Isi wajah se Ghaziabad ke secondary market mein prices utne nahi badh rahe jitne hone chahiye. Log ab naye projects mein jaa rahe hain, jahan RERA protection hai. Purane projects mein yeh hidden costs aur quality issues ka risk bahut high hai. Especially agar aap Ahinsa Khand II ya Abhay Khand mein bhi dekho, jo projects 2010-2015 ke beech ke hain, unmein maintenance aur quality ke complaints common hain. Investors ko ab sirf location nahi, builder ka post-possession track record bhi dekhna padta hai.
Ramprastha Coral Heights ka toh kaafi old project hai, 2011 ki possession hai. Tab se issues chal rahe hain kya? Mere ek dost ne 2015 mein wahan ek flat liya tha as an investment, usne bhi bataya tha ki finish quality average hai, but amenities ka itna issue nahi suna tha. Maybe ab breakdown hone laga hai. Yeh builder ka track record Ghaziabad mein pehle se hi mixed raha hai. Construction quality par toh unpar pehle bhi complaints aayi hain. Investor ho toh bohot carefully choose karna padta hai, especially with older projects.
2011 ka project aur abhi bhi cracks? That's really bad. Toh iska matlab resale value to pakka down hogi.
Aapka dost ne kya kuch repair karaya tha ya aise hi rehne diya? Main bhi ek old project mein dekh raha hoon, but yeh sunke darr lag raha hai. Kya koi specific builder hai jisse bachna chahiye Ghaziabad mein?
Yeh sab problems RERA mein cover nahi hote kya? Kya koi legal recourse hai construction quality aur amenities ke liye?
My uncle faced similar issues with a project in Indirapuram which got possession around 2010. Walls mein seepage thi aur lifts regularly kharab rehti thi. He tried consumer court, spent almost 3 years and a significant amount on legal fees, but finally got a small compensation for repairs, not a full resolution. Builders ke paas itne loopholes hote hain, especially for pre-RERA projects, ki investors ko hi suffer karna padta hai.
Sahi keh rahe ho. Consumer court mein bhi itna time lagta hai, aur expense alag. Builder toh bas delay karte rehte hain.
RERA mein cover toh hote hain, but Ramprastha Coral Heights ka possession date 2011-02-01 hai. RERA Act 2016 mein aaya tha, so directly apply karna mushkil ho sakta hai. Usually, complaints for older projects are heard in consumer courts, which can be a very long process.
Bhai, totally relatable. Meri bhi band baj gayi hai ek project mein near Ahinsa Khand 1. Builder ne jo dikhaya tha, uski toh 50% bhi delivery nahi hui. Especially security, it's a joke. Yeh log bas sales ke time bade-bade waade karte hain aur baad mein sab bhool jaate hain. Investors ke liye toh double loss hai, resale value bhi down aur repair costs alag.
Exactly! My friend bought in Crossings Republik, same story. Clubhouse was supposed to have an Olympic-size pool, mila toh ek small splash pool. Amenities are a huge part of the buying decision, aur jab wohi na mile toh frustration toh hogi.
Haan bhai, yahi haal hai har jagah. Builders ki toh yeh common strategy ho gayi hai.
