Ghaziabad investors: Payment plans and pre-launch deals?

Budget finalised, loan pre-approved — ab stuck hoon ki Ghaziabad mein kahan invest karoon for an upgrade. Currently in a 2BHK in Indirapuram, already have a home loan, but thinking of a 3BHK ya maybe even a small villa in Crossings Republik or RNE. Dekh raha hoon ki Sri Sri Homz jaise builders Sector 6 mein pre-launch offers de rahe hain. Not sure if pre-launch pricing actually gives a better deal, ya open market mein bhi similar deals mil jaati hain? Matlab, kya early-bird premium justify hota hai? Also, construction-linked payment plans vs down payment — which is smarter for an investor? Meri priority ROI hai. Should I go for CLPP to keep initial capital low, ya full down payment se better negotiation ho sakti hai? Confused hoon, guys.
