Since last year, I've been eyeing properties in Ghaziabad, even though I'm in this business. Buying my own 3BHK, maybe around Indirapuram or even Afzalpur, feels totally different. I know builder tricks, but for Wall Rock Infratech or even ATS, negotiation kitna possible hai? They always say 'fixed price', but in this market, surely there's some room for a good 5-7% off, right? Also, what's the real all-in cost? PLC, parking, stamp duty ke alawa, any hidden charges that pop up late? Buying secondary market mein better deal milti hai kya compared to new, especially for an investor looking at a 80-90L budget? Not sure if pre-launch offers are actually better value sometimes.
