Ghaziabad investors: Spot discounts and broker tactics?
Two years ago I'd have laughed at these prices in Ghaziabad. I work in real estate, so I thought I knew the game, but buying my own 3BHK in Shivpuri for investment is a different beast. Builders like RS GROUP are playing hardball with 'no price drop' policies. I'm trying to get a decent spot discount, maybe 7-8% off the listed price, but it feels impossible. Brokers are all pushing for full price, saying inventory is low, but I'm not sure if that's true or just a tactic to avoid sharing commission. Are there any actual price correction zones left around Indirapuram or Vasundhara where a good deal is still possible? What's your experience with negotiating hard in this market, especially for investment properties? Is waiting for festival offers smarter, or just bite the bullet?

Bhai, totally relate! Main bhi Indirapuram mein 2BHK dekh raha hoon, aur discounts toh door ki baat hai, builder baat hi nahi kar raha. Lagta hai sab brokers ne milke ek rate fix kar rakha hai. Kya festival offers mein sach mein kuch fark padta hai ya bas ek marketing hype hai?
