Ghaziabad investors: What's the real deal with M R Homes Heritage Tower?
Ghaziabad real estate keeps coming up. I'm finally buying after years of renting; landlord hiked rent again. Looking at M R Homes Heritage Tower, 2BHKs around ₹75L. Concerned about the investment side, honestly. My main concern is ROI. Has anyone tracked its capital appreciation since launch? Is there upside left, or has growth peaked? What's the actual rental yield for a 2BHK? Online estimates feel off. How liquid is the resale market for Heritage Tower? Is there an active secondary market? Don't want to get stuck if I need to exit in 5-7 years. Any investor experiences would be super helpful. Thanks!

Yaar, M R Homes ka track record utna accha nahi suna maine. Mere ek relative ne ek aur project mein invest kiya tha Abhay Khand mein, unka experience bahut kharab raha. Possession mein delay, quality issues, registration mein problems. ROI toh
U1, your concerns are valid. The RERA number for Heritage Tower is `UPRERAPRJ7753`. The original possession date was `2019-03-11`. So, it's a ready-to-move project now, right? But if it's been ready for so long, why are 2BHKs still available at ₹75L? Does that mean the demand isn't as high? What about maintenance charges, are they reasonable for a project that's 4-5 years old? I'm worried about hidden costs.
The Ghaziabad market right now has a lot of options, especially in the ready-to-move segment. This means buyers have more bargaining power. So, even if Heritage Tower is ready, the high number of total units (121) and competition might be why units are still available at that price point. Getting good ROI might be a challenge.
U8 is right. My friend also bought in a project in Ghaziabad with a similar history. Possession was delayed by two years. When they finally got it, the promised rental yields were nowhere near reality. Resale value bhi utni nahi mili jitni expect ki thi. For a first-time buyer, it can be very stressful.
U4, yes, `UPRERAPRJ7753` is correct. The project is mostly delivered. The units you see might be resales or developer's unsold inventory. Sometimes developers hold back units to sell later at a higher price, or they're just struggling to clear stock.
I actually visited M R Homes Heritage Tower a few months back. The construction looked decent, and the amenities were okay. ₹75L for a 2BHK in that area isn't too bad compared to Noida. I'm also considering it.
Bhai, M R Homes Heritage Tower? Be very careful. Their possession date was `2019-03-11` as per RERA, but I've heard stories. Ghaziabad mein ROI utna predictable nahi hota jitna log bolte hain. ₹75L is a big amount for a first-time buyer like us. Kahin paisa phass na jaaye.
Haan, but Ghaziabad is also developing very fast, especially areas closer to NH-24. Ahinsa Khand II mein bhi prices badhe hain. Maybe for a long-term hold, Heritage Tower could still be a decent bet? Depends on your risk appetite, I guess.
Totally agree, U2! Meri cousin ka bhi yahi experience tha Achchheja mein. Builder ne dates extend karte gaye aur end mein quality bhi compromise hui.
