Ghaziabad maintenance charges are just a black hole.

Okay I'll be honest — buying my first home has been a wild ride, and I completely underestimated the headache of maintenance charges. I'm seriously looking at Panchsheel Prime 390 Phase 2 in Ghaziabad. Their quoted maintenance sounds okay, but will it actually translate to good service? My parents keep saying builders just charge for namesake. Yaar, security guards ki quality, water supply ki reliability... is it value for money? Or just another hidden cost that keeps increasing? I'm worried about getting stuck with high EMIs and bad service. What are your experiences?
