Kids have moved out, so we're looking to downsize to a 2BHK in Ghaziabad, maybe Vasundhara ya Indirapuram side. Modern Railway City mein AIGIN Group se baat kar raha tha. Total all-in cost mein kya-kya include hota hai? Stamp duty, registration, PLC ke alawa kuch hidden bhi hota hai kya? Builders price negotiate karte hain kya?

Meri toh band baj gayi thi hidden charges mein! Book kiya tha 2 saal pehle Achchheja mein. Builder ne parking charges, electricity connection, water connection, power backup installation – sab alag se add kar diya. Last minute pe 3-4 lakh extra nikal gaye. Agreement mein sab clear karwa lena, ek ek cheez.

Indirapuram mein per sqft rates Vasundhara se thode zyada hain. AIGIN ke projects ka RERA status kya hai? Aur PLC ke alawa floor rise charges, club membership, maintenance advance, IFMS (Interest-Free Maintenance Security) jaise charges bhi add hote hain. Builder usually 5-10% negotiate kar leta hai agar ready-to-move ho.
Negotiation depends on the builder's liquidity and urgency. Some builders are firm, especially if their inventory is low. For Afzalpur side, rates are lower, maybe 4000-4500, but infrastructure is still developing. Always try to negotiate, even 2-3% makes a difference.

New projects mein toh 55 se upar hi jaayega. Resale mein shayad 45 tak mil jaaye, but then renovation ka kharcha alag se aata hai.

45-55 Lakhs is okay for Vasundhara, but for Indirapuram (especially prime areas like Ahinsa Khand II), it might touch 60-70 Lakhs for a decent 2BHK, all-inclusive.
Bhai, AIGIN Group ka track record bahut mixed hai, especially in Modern Railway City. Possession dates ka bahut issue rehta hai. Pehle achhe se research kar lo, please.

Totally agree. My cousin booked with AIGIN in Ahinsa Khand 1, possession was delayed by 2 years. Unhone toh penalty bhi nahi di theek se. Builder ko chase karte karte thak gaye log. Be very careful.
