Is anyone seeing actual negotiation room on new projects in Ghaziabad, ya phir sab flat-rate ho gaya hai? I work in real estate, but buying for myself at Kala Patthar from Wall Rock Infratech is a different ballgame. Builders often show spot discounts but it's usually adjusted elsewhere. Kya lagta hai, for a 3BHK around ₹90L, kitna off mil sakta hai? Builders like ATS ya Mahagun ka kya scene hai? Meri research ke hisaab se, construction-linked payment plans pe investors ko thoda edge milta hai, right? Down payment mein toh lump sum jaata hai. Any tips on how to push for better deals beyond the brochure price? Yaar, sometimes lagta hai they just play games. Any success stories on getting serious discounts lately?

Bhai, you hit the nail on the head! 'Spot discounts but adjusted elsewhere' – this is exactly what I'm seeing too. I'm also looking in Ghaziabad, near Ahinsa Khand, and builders just play around with charges. For a 90L budget, I was hoping for at least 5-7% off, but lagta hai they just increase the base price first. Any specific builder you found transparent?
