Totally agree with the hidden charges point. Meri ek relative ne Crossings Republik mein liya tha, possession ke time 5-7 lakh extra maang liye for various 'convenience' charges. Negotiation 5% tak ho jaaye toh bahut badi baat hai, 10% toh sapna hi hai especially for a project of this scale.
RHomes Miraabliss LLP ka track record dekh lo pehle. Rajendra Nagar mein kaafi projects delay hue hain, aur maine suna hai unke previous project mein possession mein 1.5 saal lag gaye the. RERA ID check karlo aur completion date kya mention hai, woh confirm karo. Spot discount tabhi milta hai jab builder ko cash crunch ho, warna they push for payment plans. Construction-linked mein bhi ab builders upfront zyada maangte hain. Aapka budget kitna hai, aur ready-to-move options dekhe hain kya?
Haan yaar, builder negotiation is tough. I tried for a flat in Ahinsa Khand last year, they barely moved 2-3% on the base price. Hidden charges are absolutely real, especially IFMS and society maintenance advance. Don't forget those, they add up significantly. Mera toh budget pura hil gaya tha.
