2 site visits last weekend, aur abhi bhi confused hoon between GD Homes and Marina Suites. My budget is around ₹80 lakh for a 3BHK. GD Homes ka price thoda better hai, but Marina Suites mein amenities zyada lag rahe hain. Kids ke school admission ka tension hai, so proximity to good schools is a big deal. Marina Suites ke aas paas schools ka kya scene hai? Aur GD Homes mein society formation aur RWA kitna active hai? Don't want issues later. Meri wife ko safe environment chahiye, especially for the children. Any thoughts on the overall vibe and security in both societies? Kiska floor plan zyada practical hai, waste space kam hai?

Ghaziabad market mein abhi kaafi projects completed dikh rahe hain but actual possession aur society formation mein issues hain. GD Homes ka 'completed' status March 2023 ka hai, which is recent, but with only 5 units and no RERA, it's a huge gamble. Marina Suites ki amenities agar better hain aur RERA registered hai toh thoda premium pay karna make sense karta hai. Abhi market thoda buyers' favour mein hai, negotiate hard on Marina Suites. ₹80L budget mein you should be able to find a good 3BHK in a decent society.
U9, sahi baat hai. Aur amenities zyada dikhane wale projects mein hidden costs bhi bahut hote hain. Maintenance charges ko carefully check karna, especially for pools, gyms, etc. Woh long-term burden ban jaate hain.
GD Homes ka possession mila kya logon ko? 'Completed' toh dikha raha hai, but 5 units mein itna time kyon laga?
Meri personal experience se bata raha hoon, budget-conscious hona achha hai, but amenities aur security pe compromise mat karna. Humne bhi pehle ek sasta option dekha tha, but baad mein samajh aaya ki kids ke liye playground nahi, security guards ka frequent turnover, aur basic maintenance ke liye bhi ladna padta tha. Abhay Khand mein mera ek dost rehta hai, usne bhi initially GD Homes type ka ek project liya tha, ab regret karta hai. Invest in something jahan family comfortable ho, especially wife ki safety concern valid hai.
Marina Suites ke schools ki baat kar rahe ho, toh us area mein kafi options hain. Agar wo Ahinsa Khand ke paas hai toh wahan kafi reputed schools hain jaise DPS, Amity. But traffic bhi dekhna padega, morning rush mein kids ko school drop karna bahut headache ho jata hai. GD Homes ka price point toh theek hai but security aur RWA ka concern genuine hai, especially for families with kids.
Haan, Ahinsa Khand ke schools acche hain, but as U5 said, traffic can be brutal. Subah 7 baje nikalna padta hai. Marina Suites ka location agar major roads se well-connected hai toh thik hai, warna commute time badh jayega.
Ahinsa Khand mein Amity International School kaafi achha hai, many of my relatives' kids go there. Check out the distance from Marina Suites.

Exactly! 5 units toh bilkul bhi viable nahi hain long term ke liye. Mera ek friend phasa tha aise hi small society mein, maintenance ka issue, security ka issue, koi decision hi nahi le paate sab milke. Aur RERA Not Applicable? That's a huge red flag for me. It means there's no regulatory oversight, aur agar kuch issue hua toh kahan jaoge? ₹80 lakh ka investment hai, itna risk mat lo yaar.
