Builder bol raha tha pre-launch mein kaafi sasta tha, ab rates badh gaye hain. Sach mein aisa hota hai ya bas sales pitch hai? I'm not sure if I missed out on a good deal. Aur yeh construction-linked payment plans... they sound convenient but meri EMI toh full chalu ho jayegi. Is it better to go for a higher down payment if possible, ya CLP mein koi hidden advantage hai for first-time buyers? Amrapali ke ek project mein dekh raha tha, but parents bolte hain track record dekho. What's the real scene with payment plans in Ghaziabad? Should I push for a spot discount instead?

Spot discount on paper is difficult, but they might offer free amenities like modular kitchen, wardrobes, ACs, etc., which effectively reduces your cost. RNE mein ek 'X' builder hai (naam nahi lunga but check online reviews for projects near Crossings Republik) unka possession record bahut ganda hai. Avoid them. Instead, look at projects with OC already received, even if slightly more expensive. It saves you from a lot of mental stress.
Amrapali ka toh naam bhi mat lo. Mere ek rishtedaar ne unke ek project mein book kiya tha Abhay Khand ke paas. Payment plan toh theek tha but possession ke time itni problem hui, litigation mein phans gaye. Saalon tak wait kiya aur end mein bahut kam compensation mila. Ghaziabad mein payment plans ka scene tab tak theek hai jab tak builder trustworthy ho. Warna, CLP mein aapka paisa bhi block aur EMI bhi jaari. Always research the builder's past projects, talk to existing residents if possible. Yeh track record sirf parents ki baat nahi, real fact hai.

But usmein bhi 6-7% toh initial payment mein hi chala gaya. CLP (Construction Linked Plan) sounds good on paper because you pay as construction progresses, but the moment your loan is sanctioned, full EMI start ho jaati hai, chahe ek brick bhi na lagi ho. Agar cash flow manage kar sakte ho, toh thoda higher down payment is always better, EMI burden kam ho jaata hai. But for first-time buyers, CLP is a necessary evil sometimes to manage funds.
